Available exclusively in the UK, our Property Management services provide a consistently delivered solution for managing vacant or tenant occupied residential properties for the homeowner away on assignment. By combining Arise and Shine centralized operations team with our preferred network of local contractors and field agents, homeowners benefits from our leasing services and tenant relations, field services and home maintenance support, and administrative and accounting services.
Leasing Services and Tenant Relations:
- Property marketing, including comparative market analysis, pre-qualifying local listing agents, and facilitation of tenant screenings and application process.
- Coordinating the lease process, including addressing early termination clauses, managing associated rental security deposits, and facilitating lease extensions or departures
- Tenant relations and retention, including an emergency hotline available 24/7 and coordination of repairs and maintenance appointments.
Field Services and Home Maintenance:
- Managing maintenance and repairs including obtaining competitive bids, placing orders, monitoring work, and processing vendor payments.
- Documenting property condition at initial homeowner departure and tenant move-in, and again upon tenant move-out and homeowner return.
- Conducting property walk-throughs – weekly for vacant properties and bi-annually for occupied properties – and reporting on property condition.Administrative and Accounting Services:
- Administering homeowner or client-funded reserves, maintaining historical records, and preparing and delivering reports to the homeowner on an agreed upon schedule
- Scheduling, processing and collecting, payments for rent and property expenses
- Homeowner reporting including client-authorized services Arise and Shine services, monthly statement of income and expense detail, year-end statement and coordination of local tax filings if applicable.
